MARCH 2019 EDMONTON CONDOMINIUM REAL ESTATE MARKET UPDATE


In Edmonton right now:

  • There are currently 1956 active condo listings
  • Average DOM (Days on Market) is 83 days with an average listing price of $263,700
  • 217 listings sold last month with an average DOM of 77 days and an average sale price of $218,606 (listing price of $228,829)
  • We have 9.01 months of inventory with buyers and sellers negotiating 95.6% sales to asking price

In Zone 12 (Downtown & Oliver)

  • 256 active listing in Downtown with an average DOM of 82 days and listing price of $388,943
  • Only 30 sold last month with an average DOM of 75 days and Average selling price of $255,519 (listing price of $268,310)
  • We have 8 months of inventory with buyers and sellers negotiating ~95.2% sales to asking price

What we see:

  • Sales activity picking up! Improvements in sales activity, slight drop in the days on market and decrease in the month of inventory shows buyers are making purchasing decisions
  • Listing activity has been steadily increasing. Many condominium sellers on the market wants to capitalize on the buyers market as well and move up to a bigger home option.  We are seeing the motivation there to negotiate a lower expected price so that they can move up to their next home.
  • Luxury market Downtown continue to grow with the introduction of Symphony Tower

What we expect:

  • Sales continue to pick up as weather warms up.  Many Buyers on the market has time on their side and would want to see what options works the very best for time and explore the market
  • Selling Competition is still fierce but we are seeing an uptake in showings in the recent week and expect that trend to continue
  • If you're not seeing much showings, it may be time to re-visit the price and see where you fit in the market
